<p>Mahogany, walnut and ebony are your three top contenders. Like anything else, the better the product the higher the price, so consider this as an investment when deciding.</p>
<p>Mahogany is a reddish cabinet and very dense. These cabinets require less finish work as they look the best naturally and take to any care nicely.</p>
<p>Walnut is dark brown and gets darker as it ages. It finishes well and looks best in a natural decor or surrounding.</p>

Research, innovative techniques and do-it-yourself projects not only save money, but can turn your space from drab to fab.</p>

<p>The first step is to obtain your project plan of how you want to <strong>remodel your kitchen</strong> and the details that will go into this. Figuring out what changes you want to make and your budget is a good place to start. You can find <strong>rennovation ideas</strong> on-line, in magazines, home improvement stores, looking at other homes or from talking to friends and family. This can help you figure out what projects you can do yourself and where you’ll need to hire or recruit help. Several questions need to be answered when putting together your project plan. These questions include but are not limited to deciding if you need a designer or if you’re going to do the design yourself. What contractors (i.e. – carpenter, plumber, electrician, etc.) do you need to hire? What friends or family can assist? By creating a detailed project plan this will help avoid additional expenses, projects and ultimately stress.</p>
<p>Small projects that you can do yourself can not only help cut cost, but can be fun too. Updating cabinets and accessories are simple tasks that are easy to do yourself. If your cabinets are in good shape try sanding and re-staining them. Or you can do what I did in one of my former homes, paint them. This gives them a fresh look and updated look at a low cost. Or you can check into having your cabinets refaced. It’s cheaper than replacing them all together. Bu, if your cabinets are too old or damaged to be redone I suggest checking into <strong>wholesalers</strong> or joining a manufacturing buying group such as Direct Buy to get you today’s styles at <strong>lower cost</strong>. When you’re finished don’t forget updated cabinet hardware to include with the refreshed look.</p>
<p>Painting your kitchen is another simple task you can complete yourself that makes a tremendous difference. The toughest part is picking out the <strong>color scheme</strong> and considering how it will go with the rest of your home. Do you want to paint your entire kitchen or just some accents? I personally love to paint because it’s not only easy, but it provides you with instant gratification. Not only that, but its an easy simple way to add your own personal touches. You can be be as creative or as subtle with the colors you choose. Don’t forget that you have to live with the colors, so take your time picking just the right color scheme.</p>
<p>You may want to keep the lighting to the professionals, but I’ve found inexpensive innovative designs at many of the home improvement stores to match the look you desire. If you’re looking to add a romantic, ambient glow you may want to try under-cabinet fluorescents or rope light. Just remember, this may not be enough light if you’ve chosen dark colors like dark blue, green or black. However, you may have an overkill of lighting if you choose powerful overheads, spotlights with lighter colors such as white or bright yellows. Choosing just the right lighting to create the look you desire can also help you be more involved in the design and remodeling process.</p>
<p>You may not want to or be able to do the entire project yourself, so it’s important to hire a <strong>good contractor</strong> to assist. Contractors can help you decide what should be repaired or replaced and what can just be touched up. It’s important to take bids from <strong>several contractors</strong> to find not only the right price, but also someone who does quality work, is licensed, insured, and has references. Finding someone you feel comfortable with is also important, because you will be working closely with them. If you don’t get along with them it can make for a miserable remodeling experience.</p>
<p><strong>Remodeling your kitchen</strong> can be a large undertaking that may be costly, frustrating and disappointing. However, with some careful planning, patience, research and a do-it-yourself attitude it can be a gratifying experience. Now you know some tips to acquire the look you desire on a budget.</p>

<p>First let’s figure out how much you are willing to spend. The key word here is <strong>budget</strong>. It’s best to buy something you can afford rather than living paycheck to paycheck just so you can afford those mortgage payments.</p>

<p>When preparing for purchasing your new home you should think of the following</p>
<ol>
<li><strong>Credit Score:</strong>  Make sure you have your credit score in order.  After all, your credit score determines your interest rate.</li>
<li><strong>Income:</strong>  Can you afford to make the big leap into home ownership?</li>
<li><strong>Other Debts:</strong> Car payments, insurance, utilities, food, and etc. All of these subtract your income. Make sure that after all of these are paid for that you can still afford a mortgage payment.</li>
<li><strong>Closing costs and lawyers fees:</strong>  Sometimes these fees can be quite a bit, depending on the seller.</li>
<li><strong>Down Payment:</strong>  Most banks require not only a down payment but a minimum percentage of the cost of the house.</li>
</ol>
<p>Your next step is to get<strong> pre-qualified</strong>. By getting pre-qualified it helps you know what kind of interest you would pay and lets you and your agent know exactly what you can afford. By getting pre-qualified you’re not getting left in the dark or jumping into something blindly; also by doing so, you are making sure you are not wasting the realtor’s time. The less time that’s wasted in the search for your home the better, right? You can go to any banks website and pre-qualify. There is no documentation necessary. You can get pre-qualified from the comfort of your home.</p>
<p><strong>Pre-approval certificate</strong> is another way to go and sometimes a better way to go. It is a good way of showing your ability to purchase a home. They are considered better because it takes more financial documentation to get one. Such as pay stubs, W-2 or 1099 tax forms, bank statements, and a credit check.</p>
<p><strong>Make a List.</strong> Think of all the things you want in a house. How many bedrooms and bathrooms you require. Do you want an office, a den, a separate dining room, a basement, an attic? Do you want a garage and if so how many cars to fit in? Do you want a back deck, a pool, a front porch? This list is a great help to your agent, it shows them exactly what you are in the market for.</p>
<p>Now you are ready to start the search for your new home. There are many ways of doing this. You can always leave it up to the agent to do all the looking or you can join in. There are tons of websites geared to help the average consumer find a home in an area they choose to look.</p>
<p>Next thing to do once you’ve found the home is make an offer. Most sellers are willing to negotiate the price; it’s not always set in stone. If your offer is accepted and they decide to sell to you get an inspection. No point in biting off more than you can chew. Get a list of what is to be included in the sale from the sellers.</p>
<p>Remember when making an offer it isn’t always accepted, they could counter offer. Just remember the deal isn’t set in stone until both you and the sell sign the appropriate paperwork.</p>
<p><strong>Lock in</strong> your interest rate. You wouldn’t want it to go up. This is only temporary. The interest rate lock will only last for a month or so, can be up to 40 days.<br />
The last step is closing the sale. At this point the house will be appraised. Once the home goes into escrow the house is yours.</p>
